A new Grade A office refurbishment project in Belfast city centre’s Linen Quarter has been brought to the market.
The scheme, 20 Adelaide Street, is situated in the heart of Belfast’s central business district and is within close proximity to a number of hotels, restaurants and cafés, as well as a wide range of public and private sector organisations.
Key features of the building will include a double-height glazed entrance lobby with feature wall, open plan office floors, LED lighting, an external terrace to the sixth floor and enclosed secure bicycle parking.
20 Adelaide Street is the first project in Northern Ireland of M7 Real Estate, a leading specialist in the pan-European, regional and multi-let real estate market.
M7’s Head of UK Real Estate John Murnaghan commented: “We have been tracking the Belfast office market for some time, as we see the areas of value both because of the supply and demand imbalance, but also the macro-economic conditions.
“This is a very exciting project in new territory for us, and we look forward to launching the refurbished property to the market at the end of the year.”
Commercial property agency CBRE has been appointed as the scheme’s sole letting agents.
Office Agency Director David Wright added: “20 Adelaide Street is a welcome addition to the other refurbishment projects that have recently completed in the Linen Quarter, such as Linen Loft, Flax House and Weaving Works. All of which have provided crucial supply for the demand in the Belfast office market.
“The development comprises approximately 20,000 sq ft, and with office suites starting at 2,100 sq ft, this development will be marketed towards and will provide much-needed high-quality office accommodation for the SME sector in Belfast.”
